Department of Health Renews 150K SF Lease in NoMa

Washington, D.C., June 2, 2010– The District Department of Health has signed a new 10-year 150,000 SF lease in NoMa’s Union Square project. The two-building Union Square complex at 899 and 999 North Capitol Street (formerly 825 and 941 North Capitol Street) is currently undergoing renovation and LEED Certification by building owner CIM Group and property manager Akridge.

DOH has had offices in the building since 1999, and renovations will be phased to accommodate DOH’s consolidation there. Union Square’s dual buildings surround a landscaped central plaza. Each building represents approximately 300,000 square feet of rentable space, and a third building of over 260,000 square feet could be built on the plaza in the future.

Akridge renovations at 999 North Capitol are scheduled to be complete in the first quarter of 2011, and include newly designed and modernized entryways, lobbies, elevators and restrooms, as well as enhanced security features and a new fitness facility. Both buildings will be LEED Silver certified and have achieved an EPA Energy Star rating since 2007.

The buildings formerly housed District of Columbia Public Schools, which moved into 1200 First Street, NE, also in NoMa, earlier this year.

Akridge has provided property management and leasing services for the complex since 2001. The new lease with DOH was represented by Akridge’s Ben Meisel, Director of Leasing, and Katie Burton, Senior Associate. Cushman & Wakefield’s Brian Sullivan, Managing Director, and Peter Marcin, Managing Senior Director, assisted Akridge with the transaction.
