IRS Leases 100K SF in NoMa’s Union Square

Washington, D.C., February 14, 2011 – The leasing momentum continues in NoMa, as the Internal Revenue Service leased 100,500 SF at 999 North Capitol Street, NE, in Union Square, a two-building office complex owned by CIM Group and managed by Akridge.

The IRS will occupy the space in early 2012. The agency represents Union Square‘s second major government lease – the DC Department of Health claimed 150,000 square feet in the development’s southern building, 899 North Capitol, last spring.

Union Square’s two free-standing buildings surround a landscaped central plaza and feature floor-to-ceiling glass on all sides. Both buildings are undergoing renovations, including newly designed and modernized entryways, lobbies, elevators and restrooms, enhanced security features and a new fitness facility. Both 899 and 999 North Capitol are LEED Silver certified and have been Energy Star labeled since 2007. Additional leasing opportunities remain available in both buildings.

This marks the second large lease in NoMa this year; Mathematica leased 125,000 SF at 1100 First Street, NE, in January. NoMa has leased 3 million square feet of space in the last three years. View a list of recent leases.

“The steady and continued leasing pace in NoMa over the last three-plus years really demonstrates the strength and vitality of this market,” said NoMa Business Improvement District President Liz Price. “But this is no longer just an office market; eight new retailers opened here in 2010, including DC’s largest Harris Teeter, and five additional retailers are already in the queue to open this spring.” CVS opened in January; Roti Mediterranean Grill, Chef Todd Gray’s Watershed Restaurant, Chef Gillian Clark’s Kitchen on K Street, and The Perfect Pita will all open by late spring. In addition, NoMa’s second hotel, a Hilton Garden Inn, opens on First Street, NE, in April.

Representing the landlord were Akridge’s Benjamin A. Meisel, Director of Leasing, and Katherine A. Burton, Assistant Vice President of Leasing, along with four members of Cushman & Wakefield’s federal services team: Peter Marcin, Managing Senior Director, Brian Sullivan, Senior Director, Matthew Lynch, Senior Director, and Lauren LeHew, Associate. Whitney Aaronson of Jones Lang LaSalle’s Public Institutions Group represented the IRS. The new lease represents a relocation for the agency, which currently occupies office space at 1750 Pennsylvania Avenue, NW.
